Using price per square foot
Headline prices make it hard to compare properties of different sizes. Price per square foot, or per square metre in most of Europe, levels the field. For example, a ยฃ285,000 flat of 750 sq ft costs ยฃ380 per square foot, while a ยฃ395,000 house of 1,100 sq ft works out at ยฃ359. The house is better value for the space despite the higher price. A ยฃ420,000 new-build of 1,020 sq ft is ยฃ412 per square foot, a typical new-build premium. Valuers, estate agents and commercial landlords use this measure to compare a listing with recent local sales, and renters can use it for monthly rents too. One square metre is 10.764 square feet. In the UK, floor areas are usually gross internal area from the Energy Performance Certificate or the agent's floor plan, so check you're comparing like with like: some figures include garages, conservatories or loft space with low ceilings, and some don't. Price per square foot works best for similar properties in the same area. Location, condition, outdoor space, parking, layout and energy efficiency can all justify differences. Honest limits: it's a comparison aid, not a valuation, and small homes usually cost more per square foot than large ones. The area calculator, the home affordability calculator and the stamp duty calculator are related.
